Brokerage Fees & Costs

No. Realty 7 does not charge monthly desk fees.
If you are not actively trading, you pay nothing.

No. There are no hidden fees. Our model is fully transparent and based on dues and deal fees — not on gross commission splits.

No. Realty 7 operates on a modern dues and deal-fee model. Agents maintain full freedom to compete in the marketplace, and cooperating broker commissions follow industry standards.

Location & Virtual Brokerage Model

Yes. As long as you are licensed in Ontario, you may join Realty 7.
We are a cloud-based brokerage serving agents across Toronto, Ottawa, Windsor, and the entire province.

Realty 7 is a virtual brokerage designed for today’s digital real estate environment. Most transactions are handled online through WEBForms and MLS systems.

We can arrange office meeting space in a professional business centre for a small hourly fee.

Yes. Realty 7 maintains a physical location in North York for deliveries and deposit cheques.
We also encourage secure bank transfers when possible.

License Transfer & Registration

License transfers are typically completed within one business day.

No. RECO does not process transfer forms with future dates.
Your resignation and transfer dates must reflect the current date to avoid delays.

It is faster and more efficient to transfer your license before your renewal date.
Submitting renewal and transfer requests simultaneously may cause delays of up to 1–2 months.

You must:

  1. Inform your clients of your transfer.

  2. Obtain listing cancellation signatures.

  3. Sign new listing agreements under Realty 7.

No. You may resign at any time with five business days’ notice.
All pending commissions will be paid after closing.

Commission & Trust Accounts

Yes. We maintain fully insured commission trust accounts in compliance with Ontario regulations.

Brokerages are legally required to hold commissions in a commission trust account.
Once a deal closes, the brokerage must release your commission according to your Independent Contractor Agreement — even if you have transferred to another brokerage.

All salespersons and brokers — members and non-members — must use the Confirmation of Cooperation Form to protect commission entitlement.

Yes. As an independent contractor, you have the right to determine your commission rate without brokerage approval.

Forms are available through WEBForms.
Upon request, we provide all required documents and assist with offers, listings, and clauses — free of charge.

Yes. We review documents before submission at no cost to you.

Yes. Our appointment desk operates 24/7, 365 days a year.

Regulatory Compliance

Realty 7 sends email updates regarding changes to RECO regulations, procedures, and compliance requirements as they are published.

No. If you pay local board fees, CREA and OREA fees are mandatory.
Failure to do so may result in suspension by your board or association.

Client Retention When Switching Brokerages

Clients work with you because of trust and service — not because of the brokerage brand.
In most cases, clients are not aware of brokerage affiliation details and will continue working with you after your transfer.
